Approved Wan Chai Outline Zoning Plan amended

     The Town Planning Board today (June 17) announced amendments to the approved Wan Chai Outline Zoning Plan (OZP).

     The amendments mainly involve the following items:

(i) rezoning of a site at 1, 1A, 2 and 3 Hillside Terrace, 1-5 Schooner Street, 53 and 55 Ship Street and a strip of land near Ship Street from "Open Space" ("O"), "Residential (Group C)" and "Government, Institution or Community" to "Comprehensive Development Area" for a proposed residential-cum-preservation project;

(ii) incorporation of the areas covered by the approved Urban Renewal Authority (URA) Mallory Street/Burrows Street Development Scheme Plan (DSP) No. S/H5/URA1/2 and the approved URA Stone Nullah Lane/Hing Wan Street/King Sing Street DSP No. S/H5/URA2/2 into the OZP and zoning the areas as "Other Specified Uses" ("OU") annotated "Open Space and Historic Buildings Preserved for Cultural and Commercial Uses" and "OU" annotated "Open Space and Historic Buildings Preserved for Cultural, Community and Commercial Uses" respectively to reflect the completed developments;

(iii) incorporation of three sites covered by the approved Land Development Corporation (LDC) Wan Chai Road/Tai Yuen Street DSP No. S/H5/LDC1/2 into the OZP and zoning two of the sites as "Residential (Group A)" ("R(A)") and zoning the remaining site as "R(A)7" to reflect the completed developments;

(iv) incorporation of two sites and an area at Amoy Street covered by the approved LDC Lee Tung Street & McGregor Street DSP No. S/H5/LDC2/2 into the OZP and zoning the areas as "R(A)8" and "O" respectively to reflect the completed developments;

(v) incorporation of area covered by the approved LDC Johnston Road DSP No. S/H5/LDC3/2 into the OZP and zoning the area as "R(A)" to reflect the completed development; and

(vi) other amendments to reflect the current uses and as-built conditions.

     Opportunity is also taken to amend the Notes and Explanatory Statement of the OZP to reflect the above amendments and to update the general information of various land use zonings and the planning scheme area, where appropriate.

     The draft Wan Chai OZP No. S/H5/30, incorporating the amendments, is available for public inspection during office hours at (i) the Secretariat of the Town Planning Board, (ii) the Planning Enquiry Counters, (iii) the Hong Kong District Planning Office and (iv) the Wan Chai Home Affairs Enquiry Centre.

     Any person may make written representations in respect of the amendments to the Secretary of the Town Planning Board on or before August 17. Any person who intends to make a representation is advised to read the Town Planning Board Guidelines No. 29B on "Submission and Publication of Representations, Comments on Representations and Further Representations under the Town Planning Ordinance" (TPB PG-No. 29B).

     Submission of a representation should comply with the requirements set out in TPB PG-No. 29B. In particular, the representer should take note of the following:

* If the representer fails to provide his or her full name and the first four alphanumeric characters of his or her Hong Kong identity card or passport number as required under TPB PG-No. 29B, the representation submitted shall be treated as not having been made; and
* The Secretariat of the Town Planning Board reserves the right to require the representer to provide identity proof for verification.

     The Guidelines and the submission form are available at the above locations (i) and (ii) and the Town Planning Board's website (www.info.gov.hk/tpb).

     Copies of the draft Wan Chai OZP are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the OZP can be viewed at the Town Planning Board's website (www.info.gov.hk/tpb).
