Draft Lau Fau Shan and Tsim Bei Tsui Outline Zoning Plan approved

     The Chief Executive in Council has approved the draft Lau Fau Shan and Tsim Bei Tsui Outline Zoning Plan (OZP). 

     "The approved OZP provides a statutory land use planning framework to guide the development and redevelopment within the Lau Fau Shan and Tsim Bei Tsui area," a spokesman for the Town Planning Board said today (April 22). 

     The planning scheme area covers about 677.74 hectares of land in the northwestern corner of the New Territories North West. The southern boundary is demarcated by Sha Kong Wai, Hung Shui Kiu/Ha Tsuen New Development Area, Tin Shui Wai New Town, Ng Uk Tsuen and Yuen Long Industrial Estate while the north is bounded by Deep Bay.

     The approved OZP has mainly incorporated amendments shown on the draft Lau Fau Shan and Tsim Bei Tsui OZP No. S/YL-LFS/10, which mainly involved the rezoning of a site at the junction of Tin Wah Road and Man Tak Road from "Residential (Group C)" and "Green Belt" to "Residential (Group A)" for public housing development. 

     Opportunity is also taken to amend the Notes and Explanatory Statement of the OZP to reflect the above amendments and to update the general information of various land use zonings and the planning circumstances, where appropriate. Technical amendments are also made to the Notes, as appropriate.

     The approved Lau Fau Shan and Tsim Bei Tsui OZP No. S/YL-LFS/11 is available for public inspection during office hours at (i) the Secretariat of the Town Planning Board, (ii) the Planning Enquiry Counters, (iii) the Tuen Mun and Yuen Long West District Planning Office, (iv) the Yuen Long District Office, (v) the Ping Shan Rural Committee and (vi) the Ha Tsuen Rural Committee.

     Copies of the approved OZP are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the OZP can be viewed at the Town Planning Board's website (www.info.gov.hk/tpb).
