Draft Tsuen Wan Outline Zoning Plan approved

     The Chief Executive in Council has approved the draft Tsuen Wan Outline Zoning Plan (OZP).

     "The approved OZP provides a statutory land use planning framework to guide the development and redevelopment within the Tsuen Wan area," a spokesman for the Town Planning Board said today (February 18).

     The planning scheme area, about 743.48 hectares, covers Tsuen Wan Valley and its adjoining areas forming part of the Tsuen Wan New Town. It is located at the southern coast of the New Territories, some 16 kilometres by road journey from Tsim Sha Tsui, Kowloon. The area extends from Wo Yi Hop Road in the east to Yau Kom Tau in the west.
 
     The approved OZP has incorporated amendments shown on the draft Tsuen Wan OZP No. S/TW/34, which mainly involved (i) rezoning of two sites near Yau Kom Tau Village and at Po Fung Terrace from "Green Belt" to "Residential (Group B)6" and "Residential (Group B)7" respectively, (ii) rezoning of a site near Cheung Shan Estate mainly from "Residential (Group A)", "Government, Institution or Community" ("G/IC") and "Open Space" to "Residential (Group A)20"; (iii) rezoning of a site to the south of Kwok Shui Road from "G/IC" to "Residential (Group A)21"; (iv) rezoning of a site at Hilltop Road from "Other Specified Uses" annotated "Sports and Recreation Club" to "Residential (Group B)8"; and (v) other amendments to reflect the current uses and as-built conditions.
 
     Opportunity is also taken to amend the Notes and Explanatory Statement of the OZP to reflect the above amendments and to update the general information of various land use zonings and the planning circumstances, where appropriate.

     The approved Tsuen Wan OZP No. S/TW/35 is available for public inspection during normal office hours at (i) the Secretariat of the Town Planning Board, (ii) the Planning Enquiry Counters, (iii) the Tsuen Wan and West Kowloon District Planning Office, (iv) the Yau Tsim Mong District Office and (v) the Tsuen Wan Rural Committee.

     Copies of the approved OZP are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the OZP can be viewed at the Town Planning Board's website (www.info.gov.hk/tpb).
