Approved Ma On Shan Outline Zoning Plan amended

     The Town Planning Board today (October 16) announced amendments to the approved Ma On Shan Outline Zoning Plan (OZP).
 
     The amendments mainly involve the rezoning of four "Green Belt" ("GB") sites for housing developments. Two "GB" sites near Cheung Muk Tau Village are rezoned to "Residential (Group A)11" ("R(A)11"). As for the other two "GB" sites along Ma On Shan Tsuen Road, one at the lower end of Ma On Shan Tsuen Road is also rezoned to "R(A)11" while the other one at the upper end of Ma On Shan Tsuen Road is rezoned to "Residential (Group B)6".

     Three other sites along Ma On Shan Tsuen Road are rezoned from "GB" to "Government, Institution or Community" for a water pumping station, a primary school and service reservoirs supporting the proposed housing developments. Other amendments include the rezoning of a strip of land abutting Ma On Shan Bypass and to the further west of Cheung Muk Tau Village from "GB" to an area shown as "Road" to reflect the existing as-built condition and a site to the south east of Chevalier Garden from "GB" to "Other Specified Uses" annotated "Sewage Treatment Works" to rationalise the development boundary of the Sha Tin Cavern Sewage Treatment Works. Opportunity is also taken to amend the Notes and Explanatory Statement of the OZP to reflect the above amendments and to update the general information of various land use zonings and the planning area, where appropriate.

     The draft Ma On Shan OZP No. S/MOS/23, incorporating the amendments, is now available for public inspection during office hours at (i) the Secretariat of the Board, (ii) the Planning Enquiry Counters, (iii) the Sha Tin, Tai Po and North District Planning Office, (iv) the Sha Tin District Office and the Ma On Shan Sub-office of the Sha Tin District Office, (v) the Sha Tin Rural Committee, (vi) the Tai Po District Office, (vii) the Tai Po Rural Committee, and (viii) the Sai Kung North Rural Committee.

     Any person may make written representations in respect of the amendments to the Secretary of the Town Planning Board on or before December 16. Any person who intends to make a representation is advised to read the revised Town Planning Board Guidelines No. 29B on "Submission and Publication of Representations, Comments on Representations and Further Representations under the Town Planning Ordinance" (TPB PG-No. 29B), which were promulgated in November 2018 and took effect in 2019.

     Submission of a representation should comply with the requirements set out in TPB PG-No. 29B. In particular, the representer should take note of the following:
 
* If the representer fails to provide his or her full name and the first four alphanumeric characters of his or her Hong Kong identity card or passport number as required under TPB PG-No. 29B, the representation submitted shall be treated as not having been made; and
* The Secretariat of the Town Planning Board reserves the right to require the representer to provide identity proof for verification.
 
     The Guidelines and the submission form are available at locations (i) and (ii) above and the Town Planning Board's website (www.info.gov.hk/tpb).

     Copies of the draft Ma On Shan OZP are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the plan can be viewed at the Town Planning Board's website (www.info.gov.hk/tpb).
