Draft Kwu Tung South Outline Zoning Plan approved

     The Chief Executive in Council has approved the draft Kwu Tung South Outline Zoning Plan (OZP).
      
     "The approved OZP provides a statutory land use planning framework to guide the development and redevelopment in the Kwu Tung South area," a spokesman for the Town Planning Board said today (February 9).
      
     The Planning Scheme Area (the Area) of the OZP, covering about 525 hectares, is bounded by the Hong Kong Golf Club in the east, the Fanling Highway in the north, Ki Lun Shan (Hadden Hill) in the west and Lam Tsuen Country Park in the south.
      
     Four sites with a total area of 17.68 hectares are zoned "Comprehensive Development Area" in various parts of the Area for comprehensive residential developments with the provision of open space and other supporting facilities.
      
     A total of about 37.29 hectares of land are zoned "Residential (Group C)" primarily for low-rise, low-density residential developments while a total of about 6.54 hectares of land are zoned "Residential (Group D)" primarily to improve and upgrade the existing temporary structures within the rural area.
      
     A total of 43.9 hectares of land are zoned "Village Type Development" and primarily intended for development of Small Houses by indigenous villagers.
      
     To cater for local and district needs, a total of about 8.56 hectares of land are zoned "Government, Institution or Community", and about 2.43 hectares of land are zoned "Open Space".
      
     A total of about 37.35 hectares of land are zoned "Recreation" for recreational developments for the use of the general public.
      
     A total of about 228.88 hectares of land are zoned "Agriculture" primarily to retain and safeguard good quality agricultural land/farms/fish ponds for agricultural purposes.
      
     About 134.26 hectares of land are zoned "Green Belt" to define the limits of urban and sub-urban development areas, contain urban sprawl and provide passive recreational outlets.
      
     The approved Kwu Tung South OZP No. S/NE-KTS/16 is now available for public inspection during office hours at the Secretariat of the Board; the Planning Enquiry Counters of the Planning Department in North Point and Sha Tin; the Fanling, Sheung Shui and Yuen Long East District Planning Office; the North District Office; and the Sheung Shui District Rural Committee.
      
     Copies of the approved OZP are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the plan can be viewed at the Board's website (www.info.gov.hk/tpb).
