SRPA reminds prospective purchasers to take note of total number of residential properties in a development and sales arrangements (with photo)

     The Sales of First-hand Residential Properties Authority (SRPA) today (June 21) reminded prospective purchasers to take note of the total number of residential properties in a development/phase and information on sales arrangements before purchasing first-hand residential properties.

     The Residential Properties (First-hand Sales) Ordinance requires vendors of first-hand residential properties to make available the price list and sales arrangements at least three days immediately before the date of sale.

     The total number of residential properties in a development/phase is set out in a price list of the development/phase. Prospective purchasers are reminded that vendors may not, in every round of sale, offer to sell all the residential properties that are covered in a price list. Prospective purchasers should pay attention to every sales arrangement made available by the vendors to check which residential properties are offered for sale and how many residential properties are yet to be offered for sale.

     Before the date of sale of the development/phase, prospective purchasers should consider thoroughly their own affordability and prices of their desired properties. Prospective purchasers are advised to deliberate in advance if the properties within their budget have been sold out during flat selection, whether they are able to afford other properties which cost more.

     "Prospective purchasers should not strain to purchase properties out of their budget or properties not of their preference if they find their desired properties have been sold out. They should find out how many residential properties are yet to be offered for sale by the vendors and bear in mind that vendors may offer to sell other properties which suit their needs in the next round of sale," an SRPA spokesman said.

     To know whether other properties and what properties will be offered for sale by vendors subsequently, prospective purchasers can check with vendors direct or refer to the sales arrangements which have been made available on the vendors' designated websites.

     The SRPA spokesman emphasised, "Flat buying is not a light issue. Prospective purchasers must take into account their own affordability carefully. If a purchaser signs a preliminary agreement for sale and purchase (PASP) and does not execute the agreement for sale and purchase within five working days after entering into the PASP, the PASP is terminated. The preliminary deposit at 5 per cent of the purchase price will be forfeited."

     The SRPA spokesman added, "To foster public awareness of the Ordinance and enhance consumer protection, the SRPA distributed pamphlets on the Ordinance and the SRPA and souvenirs to prospective purchasers during an inspection today, reminding them on issues they should pay attention to when purchasing first-hand residential properties."
