Draft Tsz Wan Shan, Diamond Hill and San Po Kong Outline Zoning Plan approved

     The Chief Executive in Council has approved the draft Tsz Wan Shan, Diamond Hill and San Po Kong Outline Zoning Plan (OZP).
      
     "The approved OZP provides a statutory land use planning framework to guide development and redevelopment within the Tsz Wan Shan, Diamond Hill and San Po Kong area," a spokesman for the Town Planning Board said today (December 16).
      
     The planning scheme area, covering an area of about 325 hectares, is located in Wong Tai Sin District within East Kowloon. It is bounded by Hammer Hill to the east and southeast, Unicorn Ridge and Temple Hill to the north, Lion Rock to the west and the Kai Tak New Development Area to the south.

     The predominant land use of the area is residential, with "Residential (Group A)" zoning (about 105.91 hectares) covering major existing and proposed residential developments.
      
     An area of about 7.18 hectares bounded by Lung Cheung Road and Choi Hung Road to the south of Diamond Hill MTR Station is zoned "Comprehensive Development Area". It is intended to facilitate comprehensive development comprising public housing, commercial facilities, a public transport interchange and other government, institution or community facilities.

     To the west of Rhythm Garden, a site of about 0.93 hectares at King Fuk Street is zoned "Residential (Group E)" for the phasing out of existing industrial uses through redevelopment (or conversion) for residential use.

     About 13.82 hectares of land is zoned "Other Specified Uses" ("OU"). The major one is the "OU" annotated "Business" zone which covers the existing industrial area in San Po Kong. It occupies about 10.96 hectares of land and is intended to cater for information technology and telecommunications industries, non-polluting industry, offices and other commercial uses.

     About 46.8 hectares of land is zoned "Government, Institution or Community" to provide facilities to serve local and district needs. About 28.94 hectares of land is zoned "Open Space" for active and passive recreational uses. Some 70.43 hectares of land is zoned "Green Belt" and the rest of the area, about 51.03 hectares, is for major roads and other uses.

     The approved Tsz Wan Shan, Diamond Hill and San Po Kong OZP No. S/K11/29 is now available for public inspection during office hours at the Secretariat of the Board, the Planning Enquiry Counters in North Point and Sha Tin, the Kowloon District Planning Office and the Wong Tai Sin District Office.

     Copies of the approved OZP are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the plan can be viewed at the Board's website (www.info.gov.hk/tpb).
