Draft Stanley Outline Zoning Plan approved

     The Chief Executive in Council has approved the draft Stanley Outline Zoning Plan (OZP).

     "The approved OZP provides a statutory land use framework to guide the development and redevelopment in the Stanley area," a spokesman for the Town Planning Board said today (December 11).

     The planning scheme area, covering about 393 hectares of land, is located at the southern end of Hong Kong Island.

     About 1 hectare of land is zoned "Commercial" on the OZP, which includes the central bazaar area at Stanley Old Town, Stanley Plaza at Ma Hang and a local shopping centre at Chung Hom Kok. The local streets within the central bazaar area and Stanley Old Town are shown as "Pedestrian Street" with a view to promoting pedestrianisation of the area.

     The Stanley Old Town area and Ma Hang Estate are zoned "Residential (Group A)" covering about 13 hectares. Other residential developments include the low-rise developments in the northern part of the Stanley Peninsula and Chung Hom Kok as well as the residential developments along Tung Tau Wan Road and Wong Ma Kok Road, which are zoned "Residential (Group C)" covering about 37 hectares.

     To serve the needs of the local and/or wider district, region or the territory, about 58 hectares of land is zoned "Government, Institution or Community". Major existing facilities include Stanley Prison, Ma Hang Prison, St Stephen's College, Hong Kong Sea School and Cheshire Home. About 11 hectares of land is zoned "Open Space" for active and passive recreational uses.

     About 140 hectares of land is zoned "Other Specified Uses" designated for specific land uses including the Chek Chue Barracks, two cemeteries, the Satellite Earth Station at Stanley Peninsula, and the Composite Signals Organisation Station Complex at Chung Hom Kok.

     To promote conservation of the natural environment and to define limits of urban development, about 98 hectares of land is zoned "Green Belt". To retain the natural coastlines and the attractive coastal features, about 21 hectares of coastal areas mainly below the 20m contour are zoned "Coastal Protection Area".

     The approved Stanley OZP No. S/H19/12 is now available for public inspection during office hours at the Secretariat of the Board, the Planning Enquiry Counters of the Planning Department in North Point and Sha Tin, the Hong Kong District Planning Office and the Southern District Office.
