Draft Lam Tei and Yick Yuen Outline Zoning Plan approved

     The Chief Executive in Council has approved the draft Lam Tei and Yick Yuen Outline Zoning Plan (OZP).

     "The approved OZP provides a statutory land use planning framework to guide development and redevelopment within the Lam Tei and Yick Yuen area," a spokesman for the Town Planning Board said today (September 18).

     The planning scheme area, covering about
532 hectares, is situated to the north of Tuen Mun New Town.

     An area of about 0.69 hectare to the east of San Hing Tsuen is zoned "Commercial".  

     Two sites, one near Lam Tei Tsuen and the other near Fuk Hang Tsuen, totalling about 6.99 hectares are zoned "Comprehensive Development Area" for comprehensive development/redevelopment of the area for residential use with the provision of commercial, open space and other supporting facilities.

     Areas designated for residential developments are mainly located adjacent to Castle Peak Road and Fuk Hang Tsuen Road. About 15.06 hectares of land are zoned "Residential (Group B)" and 14.88 hectares zoned "Residential (Group C)" for sub-urban medium-density and low-rise, low-density residential developments respectively.  

     Areas surrounding Tsoi Yuen Tsuen and Fuk Hang Tsuen, as well as an area to the north-east of Tsing Chuen Wai, with about 30.38 hectares of land in total, are zoned "Residential (Group D)" for improvement and upgrading of existing temporary structures within the rural areas through redevelopment of existing temporary structures into permanent buildings.

     About 11.56 hectares of land to the south-west of San Hing Tsuen are zoned "Residential (Group E)" for phasing out of existing industrial uses through redevelopment for residential use on application to the Town Planning Board.

     About 102.78 hectares of land are zoned "Village Type Development" to reflect existing recognised and other villages, and to provide land considered suitable for village expansion and reprovisioning of village houses affected by Government projects.

     About 9.54 hectares of land are zoned "Government, Institution or Community" to provide Government, institution or community facilities serving the needs of the local residents and/or a wider district, region or the territory.

     About 2.47 hectares of land are zoned "Open Space" to provide outdoor open-air public space for active and/or passive recreational uses serving the needs of local residents as well as the general public.

     Three sites totalling about 29.66 hectares of land are zoned "Other Specified Uses" annotated for the respective uses currently on site, namely quarry, refuse transfer station and petrol filling station.

     About 132.48 hectares and 152.43 hectares of land are zoned "Green Belt" and "Conservation Area" respectively.  The rest of the planning scheme area is shown as "Road" (about 22.21 hectares) or nullah (about 0.99 hectares).

     The approved Lam Tei and Yick Yuen OZP No. S/TM-LTYY/8 is available for public inspection during office hours at the Secretariat of the Town Planning Board, the Planning Enquiry Counters of the Planning Department in North Point and Sha Tin, the Tuen Mun and Yuen Long West District Planning Office, the Tuen Mun District Office, and the Tuen Mun Rural Committee.

     Copies of the approved OZP are available for sale at Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the plan can be viewed on the Town Planning Board's website (www.info.gov.hk/tpb).
