SRPA advises prospective purchasers of Double Cove Starview Prime to ascertain the usage of the rooms in the flats they intend to purchase

     The Sales of First-hand Residential Properties Authority (SRPA) today (September 25) advised prospective purchasers of Double Cove Phase 3, Double Cove Starview Prime (the Phase), that according to the parts on "Schedule for Electrical and Mechanical Provisions" of the sales brochure for the Phase (date of printing: September 20, 2014), there are "master bedroom" and "bedroom" inside Flats A and H from 3/F to 19/F in Block 25. However, according to the floor plans of those flats in the aforementioned sales brochure, none of the rooms inside those flats are designated as "master bedroom" or "bedroom". Instead, two rooms inside those flats are designated as "store 1" and "store 2".

     Also, the term "bedroom" is used to describe the rooms inside Flats A and H from 3/F to 7/F in Block 25 in the part on "Relevant Information" in the aforementioned sales brochure.

     The floor plans in the aforementioned sales brochure show that there is no window inside "store 1", and there is only a "fixed window" inside "store 2" in Flats A and H from 3/F to 7/F in Block 25. According to the part on "Relevant Information" in the aforementioned sales brochure, those "fixed windows" serve to mitigate the noise impact, and are not "openable windows".

     The SRPA advises prospective purchasers to ascertain the usage of the rooms in the residential properties they intend to purchase.

     Prospective purchasers should check with the vendors and/or estate agents if in doubt.
