The Sales of First-hand Residential Properties Authority (SRPA) today (July 18) advised prospective purchasers that, according to the SRPA's understanding, Special Condition No. 30 of the land grant for the lot on which Mont Vert is situated stipulates that the grantee shall at his own expense provide, construct and maintain within the lot unobstructed roads and footpaths leading to adjacent private land and burial grounds. Also, the grantee shall allow members of the public at all times and for all lawful purposes to pass on foot or by vehicle through the said access roads and footpaths free of cost for the purposes of access to and from the adjacent private land and burial grounds.
The SRPA also advised prospective purchasers that, according to the information provided in the section for "Relevant Information" in the sales brochure for Mont Vert Phase I (date of printing: July 4, 2014), there is a grave located north of Tower 3 and west of Tower 5 in the Phase.
"The SRPA has advised prospective purchasers to pay particular attention to the sections for 'Location plan of the development', 'Layout plan of the development', 'Summary of land grant', 'Information on public facilities and public open spaces' and 'Relevant information' in the sales brochure for the Phase. Prospective purchasers should ensure that they have a clear idea of the boundary of the development, the locations of the aforementioned roads and footpaths, and the location of the aforementioned grave. They should have a clear idea of whether owners of the residential properties in the Phase will have to share the costs of the capital works for, and the expenses for managing and maintaining, the aforementioned roads, footpaths and grave," the SRPA spokesman said.
The SRPA advises prospective purchasers to check with the vendor of the Phase and/or estate agents if in doubt.
