Approved Ma On Shan Outline Zoning Plan amended

     The Town Planning Board today (March 7) announced amendments to the approved Ma On Shan Outline Zoning Plan (OZP).

     The amendments involve rezoning of Yan On Estate and its adjoining land from "Residential (Group B)2", "Government, Institution or Community" ("G/IC") and an area shown as "Road" to "Residential (Group A)8" ("R(A)8") to facilitate public rental housing (PRH) development; the land to the east of Yan On Estate from "G/IC" to an area shown as "Road" to facilitate the re-alignment of Hang Tai Road; the land to the east of Ma On Shan Road from "Green Belt" ("GB") to "Residential (Group A)9" ("R(A)9") to facilitate Home Ownership Scheme (HOS) development; a strip of land over Ma On Shan Road and a small portion of land abutting Ma On Shan Road from an area shown as "Road" and "GB" to "Other Specified Uses" annotated "Pedestrian Link with Retail Facilities" ("OU(Pedestrian Link with Retail Facilities)") to facilitate the development of a pedestrian connection between the proposed PRH and HOS sites; the land abutting Ma On Shan Road from "GB" to an area shown as "Road" for the proposed slip road to the HOS site; and a site at Lok Wo Sha Lane from "Open Space" to "Residential (Group B)5" ("R(B)5") to facilitate private housing development. The Notes of the Plan are also amended to reflect the sub-areas of "R(A)8", "R(A)9" and "R(B)5" with stipulation of plot ratio and building height restrictions and a new zone, namely "OU(Pedestrian Link with Retail Facilities)" with stipulation of building height restriction.

     The draft Ma On Shan OZP No. S/MOS/19, incorporating the amendments, is now available for public inspection during office hours at the Secretariat of the Board; the Planning Enquiry Counters of the Planning Department in North Point and Sha Tin; the Sha Tin, Tai Po and North District Planning Office; the Sha Tin District Office; the Ma On Shan Sub-office of the Sha Tin District Office; the Tai Po District Office; the Sha Tin Rural Committee; the Tai Po Rural Committee; and the Sai Kung North Rural Committee.

     Any person may make written representation in respect of the amendments to the Secretary of the Board on or before May 7. Representations made to the Board will be available for public inspection.

     Copies of the draft OZP are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the OZP can be viewed at the Board's website (www.info.gov.hk/tpb/).
