Draft Lai Chi Kok Outline Zoning Plan approved

     The Chief Executive in Council has approved the draft Lai Chi Kok Outline Zoning Plan (OZP).

     "The approved OZP provides a statutory land use planning framework to guide the development and redevelopment within the Lai Chi Kok area," a spokesman for the Town Planning Board said today (October 18).

     The Planning Scheme Area, covering about 91 hectares, is located in the north-western part of Kowloon within the Sham Shui Po Administration District. It is bounded by Princess Margaret Hospital and Lai King Hill Road to the north-west, Ching Cheung Road to the north, Butterfly Valley Road and Lai Wan Interchange to the east, and West Kowloon Highway and Tsing Kwai Highway to the south and west.

     About 1.29 hectares of land at Po Lun Street are zoned "Comprehensive Development Area" to facilitate appropriate planning control over the redevelopment of the site after the removal of the Lai Chi Kok Bus Depot. About 17.77 hectares of land are zoned "Residential (Group A)" for high-density residential development.

     About 22.79 hectares of land are zoned "Government, Institution or Community" for the provision of Government, institution or community facilities serving the needs of the local residents and/or a wider district, region or the territory. About 20.07 hectares of land are zoned "Open Space" for the provision of outdoor open-air public space for active and/or passive recreational uses. About 0.14 hectares of land is zoned "Other Specified Uses", which is for the existing private community centre within Mei Foo Sun Chuen and the existing petrol filling station at Mei Lai Road. About 1.81 hectares of land covering the slopes adjoining Ching Cheung Road and Castle Peak Road are zoned "Green Belt" for the conservation of the existing natural environment amid the built-up areas/at the urban fringe. The rest of the Area is for major roads and other uses.

     The approved Lai Chi Kok OZP No. S/K16/16 is available for public inspection during office hours at the Secretariat of the Town Planning Board, the Planning Enquiry Counters in North Point and Sha Tin, the Tsuen Wan and West Kowloon District Planning Office, and the Sham Shui Po District Office.

     Copies of the approved OZP are available for sale at Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the plan can be seen on the Town Planning Board's website (www.info.gov.hk/tpb).
