Approved Sai Ying Pun and Sheung Wan Outline Zoning Plan amended

     The Town Planning Board (the Board) today (October 12) announced amendments to the approved Sai Ying Pun and Sheung Wan Outline Zoning Plan (OZP).

     The amendments mainly involve rezoning of U Lam Terrace, Rozario Street and Ladder Street to the area shown as "Road" as well as the incorporation of a completed development (Island Crest) previously zoned "Comprehensive Development Area" on the approved Land Development Corporation First Street/Second Street Development Scheme Plan No. S/H3/LDC5/2 into the OZP, zoning of the site as "Residential (Group A)22" ("R(A)22") and stipulation of building height restrictions for the zone.

     Other amendments include the incorporation of gross floor area (GFA) restrictions and the requirement of a public open space for the "R(A)22" zone; revision to the planning intention in the Notes for the "Residential (Group C)" ("R(C)") zone; replacement of the relaxation clause for plot ratio (PR) and building height restrictions in the Remarks of the Notes for the "R(C)" zone with a minor relaxation clause for such restrictions; and revision to the exemption clause for GFA/PR calculation in relation to the caretaker's quarters in the Remarks of the Notes for the "R(A)" and "R(C)" zones.

     The Sai Ying Pun and Sheung Wan OZP No. S/H3/28, incorporating the amendments, is now available for public inspection during office hours at the Secretariat of the Board, the Planning Enquiry Counters in the North Point and Sha Tin Government Offices, the Hong Kong District Planning Office and the Central and Western District Office.

     The deadline for making representations has been amended. Any person may make written representation in respect of the amendments to the Secretary of the Board on or before December 12. Representations made to the Board will be available for public inspection.

     Copies of the draft Sai Ying Pun and Sheung Wan OZP are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the OZP can be viewed on the Board's website at www.info.gov.hk/tpb .
