The Chief Executive in Council approved the draft South Lantau Coast Outline Zoning Plan (OZP).
"The approved OZP is to establish a statutory land use framework to guide development and redevelopment in the South Lantau Coast area," a spokesman for the Town Planning Board said today (November 12).
The Planning Scheme Area (the Area), covering about 2,455 hectares of land, comprises the coastal area of South Lantau including parts of the Lantau South Country Park. The Area comprises extensive densely vegetated hillslopes forming a natural scenic backdrop for the villages and the low-rise, low-density residential developments scattered along the foot of the hills.
A total of about 57 hectares of land is zoned "Residential (Group C)" ("R(C)") covering sites at the southern tip of Chi Ma Wan Peninsula, along South Lantau Road at Cheung Sha and Pui O and at Shui Hau. Developments and redevelopments within the "R(C)" sites are restricted to a maximum plot ratio of 0.4 and a maximum building height of two storeys and 7.6 metres. To cater for the development of small houses by indigenous villagers, about 86 hectares of land are zoned "Village Type Development" to cover the existing recognised villages.
About 86 hectares of land is zoned "Government, Institution or Community" zone covering major Government, Institution or Community facilities including the Chi Ma Wan Correctional Institution, Shek Pik Prison, a holiday camp at Tung Wan, the Bui O Public School and Hung Sing Temple. A site of about 0.5 hectares off the eastern boundary of Pui O Lo Wai Tsuen and to the south of South Lantau Road is zoned "Other Specified Uses" annotated "Waterworks Pumping Station".
About 482 hectares of land are zoned "Green Belt" to preserve existing hillslopes and natural features. It mainly covers the extensive well-vegetated uplands and hillsides, spurs and stream valleys, coastal pockets of land and isolated knolls adjoining the Lantau South Country Park.
The long strip of land of about 162 hectares between the coastline and South Lantau Road stretching from Pui O to Shui Hau is zoned "Coastal Protection Area". The major parts of Chi Ma Wan Peninsula, Lo Kei Wan Peninsula and Fan Lau, which fall within the Lantau South Country Park, covering about 1,570 hectares of land, are zoned "Country Park".
The approved South Lantau Coast OZP No. S/SLC/16 is now available for public inspection during normal office hours at the Secretariat of the Town Planning Board, the Planning Enquiry Counters of the Planning Department in North Point and Sha Tin, the Sai Kung and Islands District Planning Office, the Islands District Office and the South Lantao Rural Committee.
Copies of the approved OZP are available for sale at Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the plan can be viewed at the Town Planning Board's website (www.info.gov.hk/tpb).
