Approved Shek Kip Mei Outline Zoning Plan amended

     The Town Planning Board today (April 9) announced amendments to the approved Shek Kip Mei Outline Zoning Plan (OZP).

     The amendments mainly involve the imposition of building height restrictions on the "Residential (Group A)" ("R(A)"), "Government, Institution or Community" and "Other Specified Uses" zones.  The main objective is to meet public aspirations for clearer planning control on the building height profile of urban areas.  Different height bands are proposed to descend gradually from the public housing estates in the west towards the low to medium-rise residential developments in the southeast.  For the eastern part of the area together with the Tai Wo Ping foothill area where the developments are low to medium-rise in nature, the current building height restrictions stipulated in the Notes of the Plan remain unchanged so as to maintain existing character and enhance diversity in the urban core areas.

     Other amendments mainly include rezoning of the site occupied by Tai Hang Sai Estate from "R(A)" to "Comprehensive Development Area" with specific plot ratio and building height restrictions.  Moreover, non-building areas are designated within various zones to facilitate air circulation.

     The draft Shek Kip Mei OZP No. S/K4/24, incorporating the amendments, is now available for public inspection during normal office hours at the Secretariat of the Town Planning Board, the Planning Enquiry Counters in North Point and Sha Tin, the Tsuen Wan and West Kowloon District Planning Office and the Sham Shui Po District Office.

     Any person may make written representation in respect of the amendments to the Secretary of the board on or before June 9.  Representations made to the board will be available for public inspection.

     Copies of the draft OZP are available for sale at the Map Publications Centres in North Point and Yau Ma Tei.  The electronic version of the OZP can be viewed at the board's website (www.info.gov.hk/tpb) .
