Draft Jardine's Lookout and Wong Nai Chung Gap Outline Zoning Plan approved

    The Chief Executive in Council has approved the draft Jardine's Lookout and Wong Nai Chung Gap Outline Zoning Plan (OZP).

     "The approved OZP provides a statutory land use planning framework to guide the development within the Jardine's Lookout and Wong Nai Chung Gap area," a spokesman for the Town Planning Board said today (October 18).

     The Planning Scheme Area, covering an area of about 197 hectares, is bounded by Tai Hang Road to the west, Wong Nai Chung Gap Road and Tai Tam Reservoir Road to the south, Tai Hang Drive to the north and hillslopes to the east.  

     The area is generally hilly.  Existing developments are mainly located at the north-western part, between Tai Hang Road and Mount Butler Road.  A majority of the eastern and southern parts of the area fall within the Tai Tam Country Park.

     About 10 hectares and 18 hectares of land in the area are zoned "Residential (Group B)" and "Residential (Group C)" respectively intended for medium-density and low-density residential developments.  All these sites are subject to plot ratio/gross floor area and building height restrictions in order not to overtax the limited road capacity and to preserve the existing character of the area.  Two existing shopping centres at Perkins Road and Chun Fai Road are zoned "Commercial" (about 0.4 hectare), which are also subject to gross floor area and building height restrictions.  

     A number of sites are zoned "Government, Institution or Community" (about four hectares) to serve the local and district needs for such facilities.  Areas zoned "Open Space" (about four hectares) are intended to provide passive and active recreational facilities for the local residents as well as the general public.

     Sites allocated for various specific uses are zoned "Other Specified Uses" (about 32 hectares), which include petrol filling stations, sports and recreation clubs, the Mount Butler Quarry and the radio communication station to the north of the quarry.

     Part of the Tai Tam Country Park which falls within the area is zoned "Country Park" (about 64 hectares).  About 60 hectares of land is zoned "Green Belt" to conserve the existing natural environment, safeguard it from encroachment by urban-type developments and provide additional outlets for passive recreational uses.

     The approved Jardine's Lookout and Wong Nai Chung Gap OZP No. S/H13/12 is now available for public inspection during normal office hours at the Secretariat of the Town Planning Board, the Planning Enquiry Counters of the Planning Department in North Point and Sha Tin, the Hong Kong District Planning Office and the Wan Chai District Office.

     Copies of the approved plan are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the plan can be viewed on the Town Planning Board's website at http://www.info.gov.hk/tpb.
