Applications for Surplus HOS Flats open tomorrow

    Applications for the Sale of Surplus Home Ownership Scheme (HOS) Flats Phase 2 open tomorrow (Wednesday, August 8). The Hong Kong Housing Authority invites eligible persons to submit applications on or before August 21.

     A total of 3,255 flats of 26.2 to 87.7 square metres in Gross Floor Area (from 19.6 to 61.6 square metres in saleable area) will be offered for sale in this sales phase. The selling prices, set at a discount of 30% off market value, are from $247,500 to $2,472,900.

     In addition to more than 1,000 unsold flats in Kingsford Terrace Stage II in Wong Tai Sin and Ka Keng Court in Tai Wai, eligible people can also choose from more than 2,000 resale flats in various courts throughout the territory.

     ˇ§A wide selection of locations, flat sizes, layout designs and selling prices are offered in this sales exercise to cater for needs of different families. Unsold flats are mainly located in Kingsford Terrace Stage II and Ka Keng Court, while resale flats are distributed across 28 courts. Some of the resale flats enjoy a premium location and even boast a panoramic view. We expect applicants will welcome the great variety of choices,ˇ¨ Assistant Director of Housing (Housing Subsidies) Mr Albert Lee Kwok-wing said.

     ˇ§As unsold flats have been completed for several years, some of the fixtures and fittings may not look brand new. For environmental reasons, we will not replace items that function normally. However, pre-sale defects rectification and maintenance work will be carried out and a one-year defects liability period will be provided for unsold flats.

     ˇ§For returned flats and former decoration contractor show flats, we will perform basic inspection and repair works before handover. Reference photos of the interior of returned flats will be available for viewing on the HA/HD website and at the Housing Authority Customer Service Centre in Lok Fu from tomorrow. After ballot, DVDs containing these reference photos will be mailed to successful applicants, and viewing of designated returned flats can be arranged by appointment. During the flat selection process, an arrangement will be made for prospective buyers who have successfully identified an available flat to visit that flat before signing the Sale and Purchase Agreement,ˇ¨ Mr Lee said.

     Sales information and application forms are obtainable at the authority's Customer Service Centre in Lok Fu, all public rental housing estate offices, Sham Shui Po Housing Information Centre and all District Offices of the Home Affairs Department.      On-site show flats in Kingsford Terrace and Ka Keng Court, as well as an exhibition staged in the authority's Customer Service Centre, will be open for public viewing during the application period of August 8 to 21. The public can also browse the reference photos of the returned flats on the HA/HD website (www.housingauthority.gov.hk) or at the Customer Service Centre.

     Apart from the more than 3,000 flats offered by the authority, 16 flats in Verbena Heights, Tseung Kwan O, which were developed by the Hong Kong Housing Society will also be available for selection.
