Draft Shau Kei Wan Outline Zoning Plan approved

The Chief Executive in Council approved the draft Shau Kei Wan Outline Zoning Plan (OZP).

"The approved OZP provides a statutory land use planning framework to guide development and redevelopment within the Shau Kei Wan area," a spokesman for the Town Planning Board said today (January 21).

The Planning Scheme Area (the Area) of the Shau Kei Wan OZP, covering an area of about 201 hectares, is located in the north-eastern part of Hone Kong Island. It is bounded by the Shau Kei Wan Typhoon Shelter to the north and Tai Tam Country Park to the south. To the east is Heng Fa Chuen and to the west are the residential developments of Lei King Wan, Taikoo Shing and Kornhill.

The Area is mainly a district with a mixture of commercial and residential uses. All residential developments are zoned "Residential (Group A)", covering an area of about 48 hectares. They include the existing and planned public housing estates, Home Ownership Schemes, Private Sector Participation Schemes, private residential developments at Shau Kei Wan Foothills and the Aldrich Bay reclamation area, and private residential developments to the south of Sai Wan Ho Street and along Shau Kei Wan Road, Mong Lung Street, Shau Kei Wan Main Street East and Chai Wan Road.

There are various sites allocated for specific uses. They are zoned "Other Specified Uses" ("OU") and cover about 45 hectares. The two largest sites under the "OU" zoning are annotated "Comprehensive Recreational Development Area" which cover the Lei Yue Mun Park and Holiday Village, and the Hong Kong Museum of Coastal Defence. Other "OU" zones are designated for various purposes such as residential cum commercial uses and community facilities, business, godown, sewage screening plant and boat building/repair yards.

A total of about 15 hectares of land is zoned "Government, Institution or Community" to serve local and district needs. About 11 hectares of land is zoned "Open Space" to provide outdoor open-air space for active and passive recreational uses for local residents and general public. Most of the existing open space sites are small sitting-out areas well distributed within the Area. Additional open sites including a 15-metre wide promenade and three large open space sites are planned in the Aldrich Bay reclamation area. The waterfront promenade and open space to the north of Oi Lai Street have been completed.

Two portions of the Tai Tam Country Park falling within the Area are zoned "Country Park" covering about 6 hectares of land. Besides, areas of steep terrain or difficult topography covering about 46 hectares are zoned "Green Belt".

The approved Shau Kei Wan OZP No. S/H9/14 is now available for public inspection during normal office hours at:
