The Chief Executive in Council has approved the draft Causeway Bay Outline Zoning Plan (OZP).

A spokesman for the Town Planning Board said today (May 12) the approved OZP would establish a statutory land use framework to guide development and redevelopment in Causeway Bay.

The area covers about 96.45 hectares, developed mainly for commercial and residential uses with recreational facilities serving regional and territorial needs.

About 14.54 hectares of land is zoned "Commercial/Residential" ("C/R"). Major commercial/residential developments, including some popular shopping, restaurant and entertainment centres, are located to the west of Victoria Park bounded by Gloucester Road, Percival Street and Leighton Road.

Areas zoned "Residential (Group A)" ("R(A)") totalling 3.17 hectares include the private residential developments bounded by Tung Lo Wan Road, Wun Sha Street and Tai Hang Road.

"Residential (Group B)" ("R(B)") zone of 9.03 hectares includes the residential developments at Fontana Gardens, Tiger Balm Garden and the area in the vicinity of Tai Hang Road.

"Residential (Group C)" ("R(C)") zone of 1.21 hectares covers the residential area around Fuk Kwan Avenue, Li Kwan Avenue and Yik Kwan Avenue in Tai Hang.

A number of sites in the area, totalling 15.04 hectares, are zoned "Government, Institution or Community" ("G/IC") uses which include St. Paul's Hospital, Tung Wah Eastern Hospital, Hong Kong Stadium, the bus terminus at Tung Lo Wan Road, schools, markets and public utility installations. A site at Sun Chun Street in Tai Hang is reserved for development of a market.

A site at the junction of Victoria Park Road and Gloucester Road is designated "G/IC(1)". Under this zoning, development of any Government refuse collection point (RCP) would require planning permission from the Board.

Areas zoned "Open Space" ("O") cover 6.07 hectares to provide passive and active recreational facilities for the local residents.

Sites of 6.78 hectares zoned "Other Specified Uses" ("OU") include the Hong Kong Central Library at Moreton Terrace, existing sports and recreation clubs such as the Chinese Recreation Club, the Indian Recreation Club and the So Kon Po Recreation Ground.

The hill slopes to the west of Tai Hang Road, with 19.62 hectares, are zoned "Green Belt" ("GB").

The approved Causeway Bay OZP No. S/H6/7 is now available for public inspection at the Secretariat of the Town Planning Board, the Hong Kong District Planning Office, and the Wan Chai District Office.

Copies of the approved plan are available for sale at the Map Publications Centres in Yau Ma Tei and North Point.
