Draft Causeway Bay Outline Zoning Plan amended

     The Town Planning Board today (January 26) announced amendments to the draft Causeway Bay Outline Zoning Plan (OZP).

     The Board's decisions on some representations were the subjects of judicial reviews (JRs). According to the Court's rulings on the JRs and the related appeals, the non-building area requirement at the Hysan Place site was quashed and the Board's decisions in respect of those representations related to the JRs had to be remitted to the Board for consideration. The Board has reviewed the development restrictions, taking into account the implications of various building and design guidelines, permissible development intensity and planning, air ventilation and urban design aspects for all "Commercial", "Other Specified Uses" ("OU") annotated "Mixed Use" ("OU(MU)") and "Residential (Group A)1" ("R(A)1") sites. 

     The Board has now made amendments to the OZP as outlined in the Schedule of Amendments. The amendments mainly involve revision of building height restrictions for various development zones, including sites under the "Commercial" and "OU(MU)" zonings, generally to 135 metres above Principal Datum, and the "R(A)1" sites generally to 100m above Principal Datum, and revision of non-building area, building gap and setback requirements. Opportunity is also taken to amend the Notes and Explanatory Statement of the OZP to reflect the above amendments and to update the general information of various land use zonings and the planning circumstances, where appropriate.

     The draft Causeway Bay OZP No. S/H6/16, incorporating the amendments, is now available for public inspection during office hours at the Secretariat of the Board, the Planning Enquiry Counters of the Planning Department in the North Point and Sha Tin Government Offices, the Hong Kong District Planning Office and the Wan Chai Home Affairs Enquiry Centre.

     Any person may make written representation in respect of the amendments to the Secretary of the Board on or before March 26. Representations made to the Board will be available for public inspection.

     Copies of the draft Causeway Bay OZP are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the OZP can be viewed at the Board's website (www.info.gov.hk/tpb).
