Draft Shek Kip Mei Outline Zoning Plan approved

     The Chief Executive in Council has approved the draft Shek Kip Mei Outline Zoning Plan (OZP).

     "The approved OZP provides a statutory land use planning framework to guide the development and redevelopment within the Shek Kip Mei area," a spokesman for the Town Planning Board said today (July 24).

     The planning scheme area, with an area of about 262 hectares, is located in West Kowloon within Sham Shui Po District.

     A site of about 2.09 hectares is zoned "Comprehensive Development Area" for comprehensive development/redevelopment of the area for residential and/or commercial uses with the provision of open space and other supporting facilities. The area bounded by Tai Hang Sai Street, Tai Hang Tung Road, Woh Chai Street and Wai Chi Street is within this zoning.

     About 38.31 hectares of land is zoned "Residential (Group A)" for high-density residential development. This zoning covers mostly public residential developments in the area. About 0.17 hectares of land is zoned "Residential (Group B)" covering a medium-density residential development at the junction of To Yuen Street and Tai Hang Tung Road. About 41.33 hectares of land is zoned "Residential (Group C)" for low-density residential developments. The zoning mainly covers the private residential developments in the Yau Yat Tsuen area as well as those at the foothills of Beacon Hill.

     About 43.84 hectares of land is zoned "Government, Institution or Community" for the provision of a wide range of Government, institution and community facilities. About 38.24 hectares of land is zoned "Open Space" for the provision of outdoor open-air public space for active and/or passive recreational uses.

     About 12.65 hectares of land is zoned "Other Specified Uses" ("OU") for specific uses including Festival Walk, MTR Kowloon Tong Station and the land for the MTR East Rail Line along the eastern edge of the area, petrol filling stations, the Police Recreation Ground at Boundary Street and Yau Yat Tsuen Sports and Recreation Club at Cassia Road.

     About 58.23 hectares of land is zoned "Green Belt", primarily for the conservation of the existing natural environment amid the built-up areas or at the urban fringe, to safeguard it from encroachment by urban-type development, and to provide additional outlets for passive recreational activities. This zoning covers the foothills of Beacon Hill to the north of the Shek Kip Mei area.

     The approved Shek Kip Mei OZP No. S/K4/29 is available for public inspection during office hours at the Secretariat of the Town Planning Board, the Planning Enquiry Counters of the Planning Department in North Point and Sha Tin, the Tsuen Wan and West Kowloon District Planning Office and the Sham Shui Po District Office.

     Copies of the approved OZP are available for sale at Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the plan can be viewed on the Town Planning Board's website (www.info.gov.hk/tpb).
