Draft Shau Kei Wan Outline Zoning Plan approved

     The Chief Executive in Council has approved the draft Shau Kei Wan Outline Zoning Plan (OZP).

     "The approved OZP provides a statutory land use planning framework to guide the development and redevelopment within the Shau Kei Wan area," a spokesman for the Town Planning Board said today (April 17).

     The planning scheme area, covering an area of about 201 hectares in the north-eastern part of Hong Kong Island, is bounded by Shau Kei Wan Typhoon Shelter to the north and Tai Tam Country Park to the south. To the east is Heng Fa Chuen and to the west are the residential developments of Lei King Wan, Taikoo Shing and Kornhill.

     An area of about 3.53 hectares covering the Ming Wah Dai Ha site at A Kung Ngam Road is zoned "Comprehensive Development Area", which is intended for comprehensive development/redevelopment of the area for residential use with provision of open space and other supporting facilities.

     About 42.55 hectares of land covering the public and private housing in the area is zoned "Residential (Group A)", which is intended for high-density residential developments with certain commercial uses on the lowest three floors of the buildings.

     A total of about 16.23 hectares is zoned "Government, Institution or Community" while about 11.28 hectares is zoned "Open Space" to serve the needs of local residents and the general public.

     Sites allocated for various specific purposes and uses are zoned "Other Specified Uses" ("OU"), which covers about a total of 44.92 hectares of land.  This includes two  "OU" sites annotated "Comprehensive Recreational Development Area" covering the Lei Yue Mun Park and Holiday Village and the Hong Kong Museum of Coastal Defence, providing recreational and cultural facilities.

     About 1.48 hectares of land is zoned "OU" annotated "Business" ("OU(B)") and "OU(B)1" for general business uses.  The "OU(B)1" zone is to facilitate the possible development of a private hospital specialised in cancer treatment and radiotherapy.  Other "OU" zones are designated for various purposes including integrated development of residential use, commercial and community facilities, godown, sewage screening plant, boat building/repair yards and tram depot.

     About 46.71 hectares of land covering areas of steep terrain or difficult topography is zoned "Green Belt".  This zone is primarily for the conservation of the existing natural environment amid the built-up areas and at the urban fringe, to safeguard it from encroachment by urban type developments and to provide additional outlets for passive recreational activities. About 5.88 hectares of land covering parts of Tai Tam Country Park is zoned "Country Park".

     The approved Shau Kei Wan OZP No. S/H9/18 is now available for public inspection during office hours at the Secretariat of the Town Planning Board, the Planning Enquiry Counters of the Planning Department in North Point and Sha Tin, the Hong Kong District Planning Office and the Eastern District Office.

     Copies of the approved OZP are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the plan can be viewed at the Town Planning Board's website (www.info.gov.hk/tpb).
