The Town Planning Board today (March 20) announced amendments to the approved Stanley Outline Zoning Plan (OZP).
The amendments mainly involve rezoning of a site to the south of Regalia Bay at Wong Ma Kok Road from "Green Belt" to "Residential (Group C)1" for residential development. To reflect the as-built condition, an area at the southern end of Wong Ma Kok Road currently used as a road is rezoned from "Green Belt" to area shown as "Road". In addition, the possible alignment and annotation of the proposed Route 81 is deleted as there is no definite plan for the proposed road. Revisions are also made to the covering Notes of the OZP in accordance with the adopted Revised Master Schedule of Notes to Statutory Plans, the Notes for "Residential (Group A)" ("R(A)") and "Residential (Group C)" ("R(C)") zones regarding exemption of caretaker's quarters and recreational facilities from gross floor area, plot ratio and/or site coverage calculation, and the incorporation of various development restrictions in the "R(C)1" zone. Opportunity is also taken to update the Notes and Explanatory Statement to reflect the above amendments and to update the general information on various land use zones and the planning area, where appropriate.
The draft Stanley OZP No. S/H19/11 incorporating the amendments is now available for public inspection during office hours at the Secretariat of the Town Planning Board, the Planning Enquiry Counters of the Planning Department in North Point and Sha Tin, the Hong Kong District Planning Office and the Southern District Office.
Any person can make written representation in respect of the amendments to the Secretary of the Town Planning Board on or before May 20. Representations made to the Town Planning Board will be available for public inspection.
Copies of the draft Stanley OZP are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the OZP can be viewed at the Town Planning Board's website (www.info.gov.hk/tpb/).
