Draft Ko Lau Wan Outline Zoning Plan gazetted

     The Town Planning Board today (August 22) announced the publication of the draft Ko Lau Wan Outline Zoning Plan (OZP).

     The Planning Scheme Area of the draft OZP, covering a total area of about 35.91 hectares, is bounded by Sai Kung East Country Park to the east and south, Long Harbour to the west and South Channel to the north.

     A spokesman for the Town Planning Board said the general planning intention of the area is to protect its high conservation and landscape value which complements the overall naturalness and the landscape beauty of the surrounding Sai Kung East Country Park.

     A total of about 2.96 hectares of land is zoned "Village Type Development" to reflect the existing recognised villages of Ko Lau Wan and Tan Ka Wan and to provide land considered suitable for village expansion.

     About 28.85 hectares of land with vegetated hillslopes, natural streams, shrubland and woodland is zoned "Green Belt" to provide a buffer between the development areas and Sai Kung East Country Park.

     Along the coastal areas facing Long Harbour and South Channel, about 3.82 hectares of land is zoned "Coastal Protection Area" to conserve, protect and retain the natural coastlines and the sensitive coastal natural environment, including attractive geological features, physical landforms or areas of high landscape, scenic or ecological value, with a minimum of built development.

     To reflect the existing uses, the existing Government, institution or community facilities in the area, including a drug rehabilitation centre, the CLP Ko Lau Wan Standby Generator Room and three latrines, with a total area of about 0.25 hectares are zoned "Government, Institution or Community", and the existing Ko Lau Wan Public Pier with an area of about 0.05 hectare is zoned "Other Specified Uses" annotated "Pier" on the OZP.

     The draft Ko Lau Wan OZP is now available for public inspection during office hours at the Secretariat of the Town Planning Board, the Planning Enquiry Counters of the Planning Department in North Point and Sha Tin, the Sha Tin, Tai Po and North District Planning Office, the Tai Po District Office and the Sai Kung North Rural Committee.

     Any person may make written representations in respect of the draft plan to the Secretary of the Town Planning Board on or before October 22.

     Copies of the draft plan are available for sale at the Map Publications Centres in North Point and Yau Ma Tei.  The electronic version of the plan can be viewed at the Town Planning Board's website (www.info.gov.hk/tpb).
