Application for surplus HOS flats under Phase 7 to start on March 28

The following is issued on behalf of the Housing Authority:

     The Hong Kong Housing Authority (HA) announced today (March 20) that eligible applicants may submit applications for the purchase of surplus Home Ownership Scheme (HOS) flats under Phase 7 between March 28 and April 10. Application forms will be obtainable from tomorrow (March 21).

     A total of 832 flats will be offered for sale, comprising 825 flats in Tin Chung Court at Tin Shui Wai and seven others in five HOS courts. The sizes of the flats range from 40.1 square metres to 60.4 square metres in saleable area. Their selling prices, being set at a discount of 30 per cent off the market value, are from the lowest at $1,194,500 in Tin Chung Court, Tin Shui Wai to the highest at $3,495,600 in Broadview Court, Hong Kong South (see table). More than 80 per cent of the flats offered for sale are priced at $2 million and below.

     "While the 640 flats at Blocks K and L of Tin Chung Court have not been occupied before, due regard has been given to the fact that the two blocks had been completed some years ago when fixing the price," a spokesman for the HA said.

     "For returned flats, the pricing is based on the assumption that the flats are in average condition with no particular adjustments to reflect the difference in the internal decoration or condition of individual flats," the spokesman added.

     In line with the requirements under the Residential Properties (First-hand Sales) Ordinance, from March 21 (i.e. seven days before commencement of the application period), members of the public can download from a dedicated webpage at the HA/Housing Department Website (www.housingauthority.gov.hk/phase7) or collect at the HOS Sales Unit at the HA Customer Service Centre (HACSC) the whole pack of sales documents, including application forms and guides, the sales brochure, the information brochure, price lists and sales arrangements.

     An information centre will be set up at the HACSC to provide information on the flats offered for sale through display boards and a photo depository for public viewing commencing from March 21. The opening hours of the information centre will be from 9am to 7pm, inclusive of Saturdays, Sundays and Public Holidays.

     In addition, during the application period between March 28 and April 10, packs of sales documents can also be obtained in the Estate Offices of the HA and the Hong Kong Housing Society, District Tenancy Management Offices, the Public Enquiry Service Centres of the Home Affairs Department and the Sham Shui Po Housing Information Centre during office hours.

     "The application period will last from March 28 until 7pm on April 10 and applications submitted before the application period or after the closing time will not be accepted," the spokesman said.

     "Balloting will be conducted in mid-May to determine the priority of flat selection. Flat selection will tentatively commence in late June and flat selection letters will be issued to successful applicants seven days before the flat selection. They will be given the opportunity to view their selected flats prior to the signing of the Agreements for Sale and Purchase," he said.

     For enquiries on the sale exercise, members of the public, starting from March 21, may visit the HA Customer Service Centre or call the HA 24-hour Sales Hotline on 2712 8000. (A service representative will answer calls on the hotline from 8.30am to 7pm everyday.)
