Draft Ko Lau Wan Development Permission Area Plan approved
**********************************************************

The Chief Executive in Council has approved the draft Ko Lau Wan Development Permission Area (DPA) Plan.

"The approved DPA Plan provides guidance for planning and to facilitate development control within the Ko Lau Wan area during the period required for detailed analysis of the land use pattern, study of infrastructural provisions and examination of development options for the formulation of an outline zoning plan (OZP)," a spokesman for the Town Planning Board said today (July 13).

The Planning Scheme Area, covering about 36 hectares, is surrounded by the Sai Kung East Country Park, and is opposite Tap Mun and Long Harbour.

The general planning intention of the area is to protect its high landscape value and rural settings which complement the overall beauty of the natural landscape of the surrounding Country Park. The planning intention is also to reflect the existing recognised villages of Ko Lau Wan and Tan Ka Wan.

About 2.61 hectares of the area is zoned "Village Type Development" to reflect existing recognised villages. Land within this zone is primarily intended for development of Small Houses by indigenous villagers. It is also intended to concentrate village type development within this zone for a more orderly development pattern, efficient use of land and provision of infrastructures and services.

The remaining 33.29 hectares of the area is designated "Unspecified Use", pending detailed analysis and studies to establish the appropriate land uses in the course of preparing the OZP.

The approved Ko Lau Wan DPA Plan No. DPA/NE-KLW/2 is now available for public inspection during office hours at the Secretariat of the Town Planning Board, the Planning Enquiry Counters of the Planning Department in North Point and Sha Tin, the Sha Tin, Tai Po and North District Planning Office, the Tai Po District Office and the Sai Kung North Rural Committee.

Copies of the approved plan are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the plan can be viewed on the Town Planning Board's website at www.info.gov.hk/tpb.
