Approved Tsuen Wan West Outline Zoning Plan amended

     The Town Planning Board today (December 9) announced amendments to the approved Tsuen Wan West Outline Zoning Plan (OZP).

     The amendments mainly involve the stipulation of building height, plot ratio and gross floor area restrictions for various development zones to provide better planning control on future development/redevelopment and to meet public aspirations for a better living environment. Strips of "non-building areas" are designated at Bellagio and aligned with Sham Tsz Street in Sham Tseng to facilitate air ventilation in the locality.

     Other amendments mainly include rezoning of a piece of land to the west of Shu On Terrace in Sham Tseng from "Open Space" and "Green Belt" ("GB") to "Residential (Group D)", rezoning of a site to the southwest of Hong Kong Garden in Tsing Lung Tau from "Undetermined" to "Residential (Group B)", designation of sub-zones for various sites for incorporation of appropriate development restrictions as well as zoning of four existing piers as "Other Specified Uses" annotated "Pier".

     The planning scheme area boundary is also extended to cover an area near the entrance of Tai Lam Tunnel and designating it as "GB". The opportunity has also been taken to adjust/amend zoning boundaries to reflect or accord with the high water mark, existing coastal features, as-built road alignment and on-site situations.

     The draft Tsuen Wan West OZP No. S/TWW/18, incorporating the amendments, is now available for public inspection during office hours at the Secretariat of the Town Planning Board, the Planning Enquiry Counters in North Point and Sha Tin, the Tsuen Wan and West Kowloon District Planning Office, the Tsuen Wan District Office and the Tsuen Wan Rural Committee.

     Any person can make written representation in respect of the amendments to the Secretary of the Town Planning Board on or before February 9, 2012. Representations made to the Town Planning Board will be available for public inspection.

     Copies of the draft OZP are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the OZP can be viewed at the Town Planning Board's website at www.info.gov.hk/tpb.
