Draft Cheung Sha Wan Outline Zoning Plan approved

     The Chief Executive in Council has approved the draft Cheung Sha Wan Outline Zoning Plan (OZP).

     "The approved OZP provides a statutory land use planning framework to guide the development and redevelopment within the Cheung Sha Wan area," a spokesman for the Town Planning Board said today (November 18).

     The planning scheme area, covering about 328 hectares of land, is located in West Kowloon within Sham Shui Po District.

     About 2.2 hectares are zoned "Commercial", which covers existing commercial buildings in the area, while about 0.3 hectares are zoned "Comprehensive Development Area" for comprehensive development/redevelopment for residential use.

     A total of 86.7 hectares are zoned "Residential (Group A)" for high-density residential development, including private residential and public housing estates. Another 2.67 hectares are zoned "Residential (Group C)" for low-to-medium density residential developments, which cover five existing private residential developments along Tai Po Road and a residential site along Caldecott Road.

     The "Residential (Group E)" zone, with an area of about 2.2 hectares, is intended for phasing out existing industrial uses through redevelopment or conversion for residential development on application to the Town Planning Board. Two sites at the junction of Un Chau Street and Wing Lung Street, two sites at the junction of Yee Kuk Street and Fat Tseung Street and a site at the junction of Tonkin Street and Cheung Sha Wan Road are under this zoning.

     Some 41.1 hectares are zoned "Government, Institution or Community", a total of 26.8 hectares are zoned "Open Space" while about 50.8 hectares, covering mainly the wooded foothills to the north of Ching Cheung Road and Tai Po Road, are zoned "Green Belt".

     Two sites of about 1.1 hectares have been designated as Urban Renewal Authority Development Scheme Plan (DSP) Areas. The DSP for Lai Chi Kok Road/Kweilin Street and Yee Kuk Street covers an area of 0.33 hectares while the DSP for Hai Tan Street/Kweilin Street and Pei Ho Street covers an area of 0.744 hectares.

     The approved Cheung Sha Wan OZP No. S/K5/33 is available for public inspection during office hours at the Secretariat of the Town Planning Board, the Planning Enquiry Counters of the Planning Department in North Point and Sha Tin, the Tsuen Wan and West Kowloon District Planning Office and Sham Shui Po District Office.

     Copies of the approved plan are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. An electronic version of the plan can be viewed at the Town Planning Board's website (www.info.gov.hk/tpb).
