Application for surplus HOS flats Phase 6 starts on June 25 (with photos)

The following is issued on behalf of the Housing Authority:

     Application for the purchase of flats under surplus Home Ownership Scheme (HOS) Phase 6 starts on Friday (June 25).  The Housing Authority (HA) invites eligible persons to submit applications on or before July 8, 2010.  Balloting will be conducted in July to determine the sequence of flat selection.  It is expected that flat selection by eligible applicants will commence in August 2010.

     "The number of flats offered for sale under Phase 6 is revised to 3,219 following the adjustment in accordance with the result of the special sales exercise for the qualified households affected by the Hong Kong section of the Guangzhou-Shenzhen-Hong Kong Express Rail Link, and the exclusion of 825 flats in Tin Chung Court," a spokesman for the Housing Authority said today (June 23).

     "The HA has been actively liaising with the Owners' Committee of Tin Chung Court with a view to resolving the management dispute raised by existing owners on management fees through mediation," the spokesman said.  "However, having regard to the time required for the mediation process, we decided not to offer the flats concerned for sale at this stage."

     The sizes of the 3,219 flats available for sale range from 19.1 to 61.9 square metres in saleable area.  The selling prices, set at a discount of 30% off the market value, are from the lowest of $302,400 at Lung Hin Court in Tai O, Lantau Island, to the highest of $3,284,500 in Tung Tao Court, in Hong Kong East (please see the table attached for details).

     "As the unsold flats have been completed for several years, some of the fixtures and fittings may not look brand new," said the spokesman.  "For environmental protection reasons, we will not replace them as long as they still function properly.  Nonetheless, pre-sale defects rectification and maintenance works have been carried out and a one-year defects liability period will be provided."

     "The returned flats will be sold on an 'as-is' basis.  General checking of the building services installations and cleaning work will be carried out before handing them over, but no defects liability period will be provided for these flats," he added.

     During the application period and flat selection period, on-site show flats displaying the general standard/condition of the flats at handover will be open for visit in Yau Chui Court and Kam Fung Court.  In addition, one show flat in each of the two courts has been furnished to allow prospective purchasers to see how the space may be utilised.  Within the application period, several designated returned flats in Tsz Oi Court will also be available for viewing by the public under guided escort.

     Sales information and application forms can be obtained at the HA Customer Service Centre (HACSC) in Lok Fu, public rental housing estates offices, the Sham Shui Po Housing Information Centre and Public Enquiry Service Centres of the Home Affairs Department during the application period. Sales information can be viewed and application forms downloaded from the HA/Housing Department (HD) website (www.housingauthority.gov.hk). Interested parties can also call the HA sales hotline on 2712 8000 for information.

     For the returned flats, reference photos showing the internal conditions of individual flats will be shown on the HA/HD website and at the HACSC from June 25.  DVDs containing these reference photos will also be mailed to eligible applicants.
