The Town Planning Board today (May 7) announced amendments to the approved Aberdeen and Ap Lei Chau Outline Zoning Plan (OZP).
The amendments mainly involve the imposition of building height restrictions for "Commercial", "Residential (Group A)", "Residential (Group E)", "Industrial", "Government, Institution or Community" ("G/IC") and "Other Specified Uses" zones. The main objective is to meet public aspirations for a better living environment. In general, the building height restrictions intend to achieve a stepped height profile from the inland to the waterfront areas. Moreover, non-building area and setback requirements are also incorporated within various zones in the OZP to improve air ventilation.
Other amendments include rezoning of some sites to reflect their existing uses. For example, various sites being used as schools and public transport terminus are rezoned to "G/IC".
The draft Aberdeen and Ap Lei Chau OZP No. S/H15/25, incorporating the amendments, is now available for public inspection during office hours at the Secretariat of the Board, the Planning Enquiry Counters in North Point and Sha Tin, the Hong Kong District Planning Office and the Southern District Office.
Copies of the draft OZP are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the OZP can be viewed at the Board¡¦s website (www.info.gov.hk/tpb).
Any person can make written representation in respect of the amendments to the Secretary of the Board on or before July 7. Representations made to the Town Planning Board will be available for public inspection.
