Application for surplus HOS flats Phase 4 starts tomorrow (with photos)

The following is issued on behalf of the Housing Authority:

     Application for the Sale of Surplus Home Ownership Scheme (HOS) flats Phase 4 starts tomorrow (Wednesday, September 10). The Housing Authority (HA) invites eligible persons to submit applications on or before September 23, 2008. Balloting will be conducted in early October 2008 to determine the sequence of flat selection. It is expected that eligible applicants could start flat selection by end October.

     A total of 3,221 flats will be offered for sale, comprising 2,268 unsold flats (640 flats in Tung Tao Court Stage II, Shau Kei Wan; 344 flats in King Hin Court, Wong Tai Sin; and 1,284 flats in Kam Fung Court, Ma On Shan) and 953 scattered resale flats in Tin Fu Court, Tin Shui Wai and nine other courts throughout the territory (please see the table attached for details).

     Sizes of the flats range from 26.7 to 92.6 square metres in gross floor area (or 19.8 to 63.0 square metres in saleable area). Their selling prices, being set at a discount of 30% off the market value, are from $450,100 in Kwun Hei Court to $2,910,500 in Tung Tao Court Stage II.

     ¡§A wide selection of flats of different sizes, layout designs and prices at various locations are available under this sales exercise to cater for the needs of different families,¡¨Assistant Director of Housing (Housing Subsidies), Mr Wong Bay, said today (September 9).

     ¡§As the unsold flats have been completed for several years, some of the fixtures and fittings may not look brand new,¡¨said Mr Wong. For environmental protection reasons, we will not replace them as long as they still function properly.  Nonetheless, pre-sale defects rectification and maintenance works have been carried out and a one-year defects liability period will be provided.¡¨

     ¡§The returned flats will be sold on an ¡¥as-is¡¦ basis. General checking of the building, services installations and cleansing work will be carried out before handing them over, but no defects liability period will be provided for these flats,¡¨he added.

     On-site show flats in Tung Tao Court, King Hin Court, Kam Fung Court and Tin Fu Court, as well as an exhibition at the HA Customer Service Centre (HACSC) in Lok Fu, will be open for visits during the two-week application period between September 10 and September 23.

     Sales information and application forms can be obtained at the HACSC, public rental housing estates offices, Sham Shui Po Housing Information Centre and Public Enquiry Service Centres of the Home Affairs Department during the application period. Sales information can be viewed and application forms downloaded from the HA/Housing Department (HD) website (www.housingauthority.gov.hk). Interested parties can also call the HA sales hotline on 2712 8000 for enquiry.

     For the returned flats, reference photos showing the internal conditions of individual flats will be shown on the HA/HD website and at the HACSC from September 10. DVDs containing these reference photos will be mailed to eligible applicants.
