Amendments to approved Tsz Wan Shan, Diamond Hill and San Po Kong Outline Zoning Plan

     The Town Planning Board today (August 23) announced amendments to the approved Tsz Wan Shan, Diamond Hill and San Po Kong Outline Zoning Plan (OZP).

     The amendments mainly involve imposing new building height restrictions for "Residential (Group A)" ("R(A)"), "R(A)1", "R(A)2", "R(A)3", "Residential (Group E)" ("R(E)"), "Government, Institution or Community" ("G/IC"), "G/IC(1)" and "Other Specified Uses" ("OU") zones; rezoning of various areas from "R(A)" to "R(A)1", "R(A)2", "R(A)3", "G/IC", "Open Space" ("O") and areas shown as 'Road', from "G/IC" to "R(A)2", "O" and "G/IC(1)", and from "Industrial" ("I") to "R(E)" and "O".  

     Other amendments involve stipulating of building height restrictions for strips of land within "R(A)", "G/IC" and "O" zones in San Po Kong and within "R(A)2" and "G/IC" zones fronting Po Kong Village Road as building gaps; designating 'non-building areas' within the "R(A)" zone of Tsz Lok Estate and the "OU" annotated "Business", "R(E)" and "O" zones in San Po Kong Business Area, as well as technical amendments.

     The draft Tsz Wan Shan, Diamond Hill and San Po Kong OZP No. S/K11/23, incorporating the amendments, is now available for public inspection during normal office hours at the Secretariat of the Town Planning Board, the Planning Enquiry Counters in North Point and Sha Tin, the Kowloon District Planning Office and the Wong Tai Sin District Office.

     Any person can make written representation in respect of the amendments to the Secretary of the Town Planning Board on or before October 22, 2008.  Representations made to the Town Planning Board will be available for public inspection.

     Copies of the draft OZP are available for sale at the Map Publications Centres in North Point and Yau Ma Tei.  The electronic version of the OZP can be viewed at the Town Planning Board¡¦s website at http://www.info.gov.hk/tpb.
