Applications invited for Phase 3 Surplus HOS Flats (with photos)

The following is issued on behalf of the Hong Kong Housing Authority:

    The Hong Kong Housing Authority (HA) is inviting applications for surplus Home Ownership Scheme (HOS) flats to be sold under the Phase 3 sales programme. Eligible persons are invited to submit their applications between February 28 and March 12.

    A total of 3,052 flats will be offered for sale this time, comprising 2,397 unsold flats in Tung Tao Court Stage I in Shau Kei Wan, Lei On Court in Lam Tin and Kam Fung Court in Ma On Shan; and 655 resale flats in 18 courts throughout the territory (please see table attached for details).

    Sizes of these flats range from 26.5 to 92.6 square metres in Gross Floor Area (or 19.6 to 61.9 square metres in Saleable Area). Their selling prices, again set at a discount of 30% off the market value, are from $441,500 to $2,756,400.

    "A wide selection of flats of different sizes, layout designs and prices at various locations are offered under this sales exercise to cater for the needs of different families. Some of these flats enjoy a prime location and even a panoramic view, which we believe will be welcome by the applicants," said Miss Rosaline Wong Lai-ping, Acting Assistant Director of Housing (Housing Subsidies).

    Miss Wong said the unsold flats had been completed for several years and hence some of the fixtures and fittings might not look brand new. "However, for environmental protection reasons, we will not replace them as long as they still function properly. Nonetheless, pre-sale defect rectification and maintenance works will be carried out and a one-year defect liability period will be provided," she said.

    "The returned flats and former decoration contractor show flats will be sold on an 'as-is' basis. Basic inspection and repair works will be conducted before handing them over, but no defect liability period will be provided for these flats," she added.

    On-site show flats in Tung Tao Court, Lei On Court and Kam Fung Court, as well as an exhibition at the HA Customer Service Centre, will be open for visits during the two-week application period between February 28 and March 12.

    Sales information and application forms will be available at the HA Customer Service Centre, public rental housing estate offices, Sham Shui Po Housing Information Centre and District Offices of the Home Affairs Department during the application period. Application forms can also be downloaded from the HA/Housing Department (HD) website, www.housingauthority.gov.hk, where the sales information is also available.     Reference photos of the interior of the returned flats will be shown on the HA/HD website and at the HA Customer Service Centre in Lok Fu from February 28. DVDs containing these reference photos will be mailed to eligible applicants.  After the ballot, they can make appointments to view the designated returned flats in Charming Garden in Mong Kok, Lai Yan Court in Lai Chi Kok and Ning Fung Court in Kwai Chung. During the flat selection process, prospective buyers can visit the flat they have successfully selected before signing the Agreement for Sale and Purchase.

    In addition to the 3,000 plus flats offered by the HA, 579 flats at Kingston Terrace in Tuen Mun and three resale flats at Verbena Heights in Tseung Kwan O developed by the Hong Kong Housing Society will also be available for selection during the same period.
