Approved Ha Tsuen Outline Zoning Plan amended

    The Town Planning Board (the Board) today (January 25) announced amendments to the approved Ha Tsuen Outline Zoning Plan (OZP).

     The main amendments involve zoning amendments of areas on both sides of San Wai Road from ¡§Recreation¡¨ (¡§REC¡¨) and ¡§Residential (Group D)¡¨ (¡§R(D)¡¨) to ¡§Open Storage¡¨ (¡§OS¡¨) and ¡§Open Storage (Group 1)¡¨ (¡§OS(1)¡¨) to reflect the existing open storage uses.  

     To minimise the environmental impact associated with the aforesaid zoning amendments, areas adjoining Sik Kong Wai, Ha Tsuen Shi and San Uk Tsuen are rezoned from ¡§REC¡¨ and ¡§R(D)¡¨ to ¡§Green Belt¡¨ (¡§GB¡¨) to provide an environmental buffer to the said villages.  
     
     In addition, areas underneath and on both sides of the Kong Sham Western Highway and the undisturbed portion of the Tseung Kong Wai Archaeological Site are rezoned from ¡§REC¡¨ to ¡§GB¡¨ to reflect their relatively rural and green character and archaeological significance respectively.  

     The Notes of the ¡§OS¡¨ zone have also been revised to incorporate the more restrictive ¡§OS(1)¡¨ subzone.  The Chinese version of the Notes for the ¡§R(D)¡¨ zone is also rectified to tally better with that of the English version, and add ¡§Asphalt Plant¡¨ as a Column 2 use under the ¡§OS¡¨ zone to reflect the board¡¦s earlier decision.

     The draft Ha Tsuen OZP No. S/YL-HT/9, incorporating the above amendments, is now available for public inspection during office hours at the secretariat of the board, the Planning Enquiry Counters in North Point and Sha Tin, the Tuen Mun and Yuen Long District Planning Office, the Yuen Long District Office and the Ha Tsuen and Ping Shan Rural Committees.
     
     Any person can make representation in respect of the amendments in writing to the secretary of the board on or before March 25, 2008.  Representations made to the board will be available for public inspection.
     
     Copies of the draft plan are available for sale at the Map Publications Centres in North Point and Yau Ma Tei. The electronic version of the plan can be viewed at the board's website at www.info.gov.hk/tpb/.
