Two Outline Zoning Plans amended

The Town Planning Board (the Board) today (Friday) announces amendments to the draft Tai Tong Outline Zoning Plan (OZP) and the approved Aberdeen and Ap Lei Chau OZP.

On the draft Tai Tong OZP No. S/YL-TT/6, an area of about 2.83 hectares to the north of Yeung Uk Tsuen is rezoned from "Comprehensive Development Area" ("CDA") to "Residential (Group C)" ("R(C)") to encourage residential development on the site.

An area of about 2.18 hectares to the south-east of Tong Tau Po Tsuen is rezoned from "Agriculture" to "Open Storage" in response to a request for zoning amendment previously agreed by the Board.

An area of about 40.4 hectares of land in the southernmost part of the Planning Scheme Area is rezoned from "Conservation Area" to "Country Park" to tie in with the gazetted boundary of the Tai Lam Country Park.

The draft Tai Tong OZP incorporating the amendments is available for public inspection at the the Secretariat of the Town Planning Board, the Tuen Mun and Yuen Long District Planning Office and Yuen Long District Office.

One of the major amendments to the Aberdeen and Ap Lei Chau OZP involves the rezoning of an area west of Ap Lei Chau Praya Road from "Industrial" ("I") and "Green Belt" to "Residential (Group E)1" ("R(E)1") to facilitate a proposed residential development.

Under the "R(E)1" zone, development is restricted to a maximum plot ratio of 5. Minor relaxation of the restriction to allow for incorporation of local commercial facilities may be permitted upon application to the Board.

In order to maintain adequate planning control on the future residential development with a view to minimizing the possible industrial/residential interface problems, any proposed residential development within "R(E)1" zone would require planning permission from the Board.

The other amendment involves the rezoning of an area east of Ap Lei Chau Praya Road, currently occupied by the Ap Lei Chau Boatyards, from "I" to "Undetermined" ("U").

Detailed land-use proposals for this area are currently under review to assess whether the existing boatyards and industrial workshops are still the appropriate land uses for this locality. Under the "U" zone, all development proposals would require planning permission from the Board.

The draft plan No. S/H15/12 incorporating the amendments is now available for public inspection at the Secretariat of the Town Planning Board; the Hong Kong District Planning Office and Southern District Office.

Any person affected by the amendments of the two OZPs may submit a written statement of objections to the Secretary of the Town Planning Board, 15th Floor, North Point Government Offices, 333 Java Road on or before March 24 (OZP No. S/YL-TT/6) and May 3 (OZP S/H15/12).

Copies of two plans are available for sale at the Map Publications Centre in North Point and Yau Ma Tei.
