Draft Ngau Tam Mei & San Tin Outline Zoning Plans amended

The Town Planning Board today (Friday) announced amendments to the draft Ngau Tam Mei Outline Zoning Plan (OZP) and amendments and proposed amendments to the draft San Tin OZP.

For the Ngau Tam Mei OZP, an area of about 6.53 hectares (ha) at Shek Wu Wai is rezoned from "Open Storage" to "Green Belt". A strip of land of about 4.64 ha located between San Tin Highway and Kwu Tung Road is rezoned from an area shown as "Road" to "Open Storage". Two areas of about 59.71 ha near Siu Hum Tsuen and to the further south of Cassino Lines are rezoned from "Agriculture" to "Green Belt".

For the San Tin OZP, an area of about 16.49 ha to the north of Castle Peak Road - San Tin Section and south-east of Lin Barn Tsuen is rezoned from "Conservation Area" ("CA") and "Residential (Group D)" ("R(D)") to "Other Specified Uses" annotated "Comprehensive Development to include Wetland Restoration Area" ("OU(CDWRA)"). Two areas of about 7.38 ha to the east and south-east of Lin Barn Tsuen are rezoned from "CA" and "R(D)" respectively to "OU(CDWRA)".

Two areas of about 74.49 ha to the south-east of Lin Barn Tsuen and south-east of Sam Po Shue are rezoned from "R(D)" and "Other Specified Uses" annotated "Container Back-Up Uses" ("OU(CBU)") respectively to "CA".

Various areas of about 9.66 ha adjacent to Lok Ma Chau Control Point are rezoned from "OU(CBU)" and "CA" to "Government, Institution or Community" ("G/IC"). An area of about 1.16 ha at Ngau Kok Shan is rezoned from "CA" to "G/IC".

Two areas of about 110.42 ha, one at Tai Law Hau and Ping Hang and the other to the north of Pak Shek Au are rezoned from "Conservation Area" to "Green Belt".

A number of corresponding amendments have also been made to the Notes.

The draft Ngau Tam Mei OZP No. S/YL-NTM/3 and the draft San Tin OZP No. S/YL-ST/2 incorporating the amendments are available for public inspection at the Secretariat of the Town Planning Board, the Tuen Mun and Yuen Long District Planning Office, the Yuen Long District Office and the San Tin Rural Committee.

Any person affected by the amendments may submit written statement of his objection to the Secretary, the Town Planning Board on or before January 14, 2000.

Proposed amendments to the draft San Tin OZP are shown on the Amendment Plan No. O/S/YL-ST/1-A to partially meet an objection notified under section 6(7) of the Town Planning Ordinance. The plan is available for public inspection at the same venues.

The affected person may send a written objection to the proposed amendments to the Secretary, Town Planning Board on or before January 7, 2000.

Copies of the plans are available for sale at the Map Publications Centres in North Point and Yau Ma Tei.
